What does an inspection cost?

A typical inspection of a slab-type foundation house averages 10 to 15 cents per square foot — though our minimum charge is $250 for a single family home, regardless of its size.  If a house has a pier and beam foundation requiring the inspector to crawl beneath the structure, you may expect an additional charge of $75 to $125, depending upon foundation access and the age and location of the house.  Sprinkler system inspections are optional, incurring an additional $50 fee if performed.

How long will it take to complete the inspection?

Inspections generally take an hour per 1,000 square feet of floor space.  However, the number of issues discovered during an inspection and other factors may cause this time frame to vary.  Also, up to 45 minutes may be added to explain findings to you and answer any questions you may have.  A 2,000 square foot house, for example, typically takes between 2.5 to 3 hours to complete.

Do I need to be present for the inspection?

No, you do not need to be at the inspection.  However, it is preferable for you to be present at the end of it for a discussion of our findings, as well as to ask any questions you may have.

Can you perform a termite inspection?

No, although we always look for signs or conditions that may indicate the presence of termites or anything that may cause damage to the property or be harmful to your health.  The State of Texas allows only licensed Wood Destroying Insect Inspectors to perform termite inspections.  Should we discover any condition we believe is conducive to, or points to, the possible presence of wood destroying insects, pests or other harmful conditions, we will recommend that you obtain an inspection from an appropriately licensed inspector.

Am I required to have any or all of the items you identify as Deficient in your report repaired or corrected?

No, the State of Texas does not require either you or the seller to take action on any of the items identified on a real estate inspection report as Deficient — although you and your real estate agent may choose to negotiate various repairs with the seller.  Your lender, however, may have one or more inspections performed that may result in mandatory repairs prior to closing.

When will I receive your inspection report?

Barring power outages and computer crashes your report will be available the following morning.
