This is an actual inspection report on a new spec home. The client's name and the address of the property have been substituted on the report. This is an example of why a new home constructed by a quality minded builder should be inspected. Many contractors and builders operate a quality assurance program employing either currently licensed or previously licensed TREC inspectors who assist the builder in addressing many of the issues found in a home inspection. It has been my experience that even with such programs a significant number of issues either escape or are ignored by the builder’s inspector that have an impact on the safety and/or integrity of the home. I have yet to inspect a new home in which the inspection fee did not more than pay for itself. |
